Job Description

Duties & Responsibilities

  • Perform examination of title based on a review of an abstract, Torrens Certificate of Title, or results of a search of the County public records to determine ownership and other rights to real property

  • Compile results of examination in appropriate format (Title Commitment, Owners and Encumbrances Report, etc.) including necessary steps to clear “clouds” on title

  • Ability to review surveys for encroachments, access, and applicable exceptions to title

  • Familiarity with and ability to examine title to complex metes and bounds descriptions

  • Ability to perform on-line searches of public real property records (abstracting) as needed

  • Communicate title clearing requirements to internal and external clients

  • Help direct abstractors when determining the correct properties to search and appropriate documents to retrieve

  • Aid in the development of internal examination processes to create efficiencies

  • Other duties as requested, directed, or assigned


  • 3 or more years of experience examining title to Minnesota real property

  • Experience examining title to Wisconsin and North Dakota (in addition to Minnesota) property preferred

  • Working knowledge of the Title Standards, statutes related to real property, Torrens procedures for clearing title, and current industry underwriting guidelines

  • Familiarity with on-line searching programs (ORBIT, Landshark, RecordEase, etc.) preferred

Education & Experience


  • Proficient in MS Word, Excel, Outlook, and the Internet

  • Knowledge of ProForm Select preferred

  • Professional verbal and written communication skills

  • Excellent organizational and time management skills
